Jefferson Tech is comprised of three light industrial buildings located in Culver City. Upon its completion in 2011, the project contained approximately 75,000 square feet of creative office space reclaimed from a 1970’s-era complex. The project was positioned to suit a variety of creative office tenants, who required a strategic location and an open-format environment.

The project was structured as a joint venture between Genton Cockrum Partners and an institutional investor. The $25 million project was acquired, entitled, leased, and opportunistically sold.

Investment Strategy

The Jefferson Tech investment thesis was to capitalize on current demand for creative office space from entertainment, media, marketing and technology firms in the burgeoning West Los Angeles-Culver City market.
